Selling your Property - first things first

When should I sell? How much should I ask? Where should I advertise? These are just a few questions that face you when you decide to sell your house or flat. At McCash and Hunter we are able to help you through the decision-making process and carry out the entire sale transaction for you, including the estate agency and conveyancing.

It is sensible to discuss your plans to sell before you take any action. You can then decide whether you’d like us to put the property on the market for you. You may choose to use another estate agent or advertise your property privately, but your solicitor will need to obtain the title deeds and be ready to negotiate the sale.

Buy first or sell first?
If you are selling your house to buy another home this will be one of the first questions to tackle. Should you buy the new property first then sell, or sell your existing property before you purchase? We will be able to offer advice on the best route in your personal circumstances.

How much will it cost?
We can provide an estimate of our fees and the various outlays which you need to pay in connection with the sale.

Steps to Selling
Contact us at the start and we can help you with every step of the selling process

- Advertise your property
- Find a buyer
- Negotiate the selling price and entry date
- Conclude the missives (a binding contract)
- Deal with the Title Deeds
- Settle the Transaction
- Repay any loan

Entry Dates
If you are buying a property at the same time as selling, it may be possible to arrange for the two entry dates to coincide.

Concluding Missives
Once there is a binding contract neither party can withdraw without becoming potentially liable for substantial damages to the other party.

Title Deeds
Once an offer has been accepted, we will arrange for the purchaser’s solicitor to examine the titles. We will carry out a Search to confirm that the property can be sold. We may also have to obtain Property Certificates from the local authority and deal with outstanding Statutory Repair notices or a missing building warrant.

Settling the Transaction
Once everything has been dealt with we will arrange for the transaction to be settled. You will have to a sign a Disposition (a new title deed transferring ownership to the purchaser). We will deliver the keys and title deeds and receive the sale price of the property. We will repay any existing loans and deduct our fee and other expenses before paying you the balance, or if you are buying another property use the funds to complete the purchase.
