Buying a Home - first things first

For most people, buying a house or flat is the biggest financial transaction they ever get involved with. It can be quite a complicated business. At McCash and Hunter we are able to offer expert advice and experience to guide you through the process.

Steps to buy your home
It’s a process that starts before you actually make an offer and isn’t quite finished even when you get your keys.

Find the right property

- Complete the purchase

How much will it cost?
We can provide a quotation of our fees and the various outlays which you need to pay in connection with the purchase such as stamp duty and survey fees.

Find the right property
We can give advice on the pros and cons of the housing areas in the locality and once you have found a property you like, we can “note interest” for you with the selling agent.

Note interest
A note of interest does not oblige you to buy; it simply indicates that you are interested in the property and wish to be informed of developments, such as the fixing of a closing date for offers.

Arrange a survey
You need a survey to find the value of the property and to identify any problems with the structure of the building. We can advise you on the best type of survey for the property you have chosen and instruct a surveyor on your behalf.

Arrange a loan
With many different kinds of loan available at any time it is important to have a reliable adviser, so that you are confident that you have chosen the loan repayment method which is best suited to your circumstances. We can give you advice on these matters.

Closing date
If there are other people interested in the property, the sellers may well fix a ‘closing date’ when all of the interested parties will submit their best offers. If you are the only person interested in purchasing the property, or if the property is advertised for sale at a ‘fixed price’, it may be possible to put in an offer right away.

Make an offer
Decide how much to offer. On your instruction we will prepare an offer, sign it on your behalf and submit it to the selling agents. Any offer prepared in this way may well have legal consequences for you , so make sure that the loan is in place.

Arrange insurance
We can advise you about insuring the property and its contents.

Negotiating the purchase
If your offer is successful, there will probably be negotiations with the seller, to agree the date of entry, items to be included in the purchase, guarantees in respect of the central heating system, how to deal with outstanding Statutory Repairs Notice and many other practical matters. We will help you to deal with these issues and, when they are \sorted out, you will have a binding contract for the purchase.

Entry dates
If you are selling a property at the same time as buying, it may be possible to arrange for the two entry dates to coincide.

Checking the titles
Your solicitor will check over the titles and report to you on the exact description of the property and any conditions which will have to be complied with by the owner: for example, a proportion of the common repairs, or a restriction on the possible uses for the property.

Completing the purchase
Once all these matters have been dealt with, the transaction will be completed, the deeds will all be signed, the price will be paid to the seller and you will get the keys to your new home.
